Smallish Twin Cities Businesses sold for average of 2.8x Cash Flow in 2013

Sellers of small business got nearly 90 percent of their asking price in 2013, according to new data by a business sale listing website.

The median price was $150,000 for the 59 Twin Cities transactions analyzed by BizBuySell.com in 2013. That represented an average 88 percent of the asking price, down from 92 percent in 2012, which had a median sales price of $159,000.

The businesses — mostly retail or service, but also including restaurants and manufacturers — had median revenue of $320,878 and median cash flow of $70,000, both up slightly from the prior year. Buyers on average paid multiples of 2.81 times cash flow and 0.59 times revenue (compared to 2.65 and 0.62, respectively, in 2012).

The asking price of the 290 Minneapolis-area businesses listed for sale in the fourth quarter was $225,000, down slightly from $239,000 a year ago. The businesses have a higher median revenue than the prior year — $398,738 versus $360,000 — but cash flow remained unchanged at $80,000.
